Construction Project Manager

VPC Builders is currently seeking an experienced, result-oriented construction project manager to work in a team environment. The Construction Project Manager is responsible for overseeing both the onsite and office responsibilities of their assigned project(s) in addition to coordinating between the company, subcontractors, and clients as required throughout the construction process of each project. Strong leadership and organizational skills are a must for this position.

JOB RESPONSIBILITIES

  • Work with the client from the start of each project to ensure you understand the project scope and vision
  • Oversee the beginning of each turn-key project, including details like permit submission and design evaluations
  • Process change orders
  • Conduct meetings on-site with architect, client, and construction crew
  • Prepare and submit project estimates to clients
  • Negotiate with vendors, suppliers, and subcontractors
  • Maintain up-to-date project progress information and job cost reports for project control & analysis
  • Approve invoices and return to accounting weekly
  • Maintain a project schedule
  • Capful of doing takeoffs
  • Represent VPC Builders in a professional manner at all times

CONSTRUCTION PROJECT MANAGER QUALIFICATIONS AND SKILLS

  • 5+ years’ experience in construction or related industry
  • Ability to read blueprints, structural drawings and plan sets
  • Extensive experience managing budgets for large construction projects
  • Ability to effectively communicate project process and progress to the owner and client
  • Strong knowledge of construction materials, processes, and equipment

Accountant/Bookkeeper

JOB RESPONSIBILITIES

Bookkeeping/Accounting Duties:

  • Preparing payroll
  • Processing and reconciliation of invoices, statements and other documents
  • Allocating and posting financial transaction details to subsidiary books
  • Drawing up financial statements
  • Preparing checks, payments and bank deposits
  • Develop, implement, and maintain construction worker agreement system, including setting up jobs, budgets, job costs, cost codes, contracts, change orders, purchase orders, and various construction progress reports
  • Manage process for proper coding of construction invoices (payment applications) and lien releases for contractor and vendor invoices
  • Maintain contract documents including records of lien releases in appropriate files
  • Analyze and review construction status with Project Managers. Direct and participate in cost analysis
  • Prepare/gather materials related to construction and cost accounting matters for internal and external auditors

Administrative:

  • General office duties, such as drafting, scanning, correspondence and filing
  • Experience with Microsoft applications and Outlook
  • Maintain subcontractor list and documents
  • Submit monthly reports

Construction Superintendant

JOB RESPONSIBILITIES

  • Documentation is a fundamental component of the Superintendent’s responsibility.
  • The Project Superintendent must know what it is, when and how it must be done, who must be doing it, and exactly what their contribution to the complete effort must be. ·
  • Report to the Project Manager and carry out their directives with respect to field operations. ·
  • Work to assure there is adequate staffing of the workforce, supply of materials, and have complete information as necessary for construction.
  • Planning for staffing, materials, and information in advance so as not to interfere with the progress of any one component.
  • Generating, securing, and confirming all information needed to create, monitor, and modify the progress schedule on a continuing basis.
  • Help to develop the progress schedule with the Project Manager. · Work with the Project Manager to develop and administer the site utility plan, site services, security arrangements, safety program, and other facilities and arrangements necessary for appropriate service to the construction effort.
  • Monitoring the actual work of all versus required performance by all parties and work to bring deviating performances back in line. · Determine whether all Subcontractors are providing sufficient workforce and hours of work to actually achieve committed promises of performance.
  • Monitor the performance of the Company’s purchasing and project managing efforts to ensure that all subcontracts, material purchases, submittals, deliveries, clarifications, and changes are processed in time to guarantee that they arrive at the jobsite by or before the time needed. ·
  • Directing any company field staff.
  • Being thoroughly familiar with the requirements of the general contract, and thereby identifying changes, conflicts, etc., that are beyond the scope of Company responsibility.
  • Prepare daily reports, photographic documentation, back charges, notice documentation, and other special documentation as may be determined by the company and by project needs.

Construction Estimator

JOB RESPONSIBILITIES

  • Prepares work to be accomplished by gathering information and requirements; setting priorities.
  • Prepares construction budget by studying home or commercial plans; updating specifications; identifying and projecting costs for each elevation.
  • Evaluates offers to purchase by costing changes, additions, and site requirements.
  • Obtains bids from vendors and subcontractors by specifying materials; identifying qualified subcontractors; negotiating price.
  • Maintains cost keys and price masters by updating information.
  • Resolves cost discrepancies by collecting and analyzing information.
  • Prepares special reports by collecting, analyzing, and summarizing information and trends.
  • Maintains quality service by following organization standards.
  • Maintains continuity among corporate, division, and local work teams by documenting and communicating actions, irregularities, and continuing needs.
  • Maintains professional and technical knowledge by attending educational workshops; reviewing professional publications; establishing personal networks; participating in professional societies.
  • Contributes to team effort by accomplishing related results as needed.
