Appalachian Real Estate Development Corporation is seeking a full-time leasing manager for App State's premier off-campus student housing community. Leasing, property management, and/or sales experience required. The ideal candidate should possess exceptional marketing and customer service skills.  The Leasing Manager will be responsible for marketing, responding to prospect inquiries, property tours, achieving leasing goals, processing applications, and preparing lease documents. Leasing Manager - Position Summary

The Leasing Manager is responsible for the promotion and marketing of the student housing community to achieve the leasing and resident retention goals. In addition, the Leasing Manager is responsible for the training, supervision, and evaluation of the Leasing Professional and Community Assistant positions assigned to the property.

Essential Duties and Responsibilities
  • Responsible for the daily management of all prompt data entry of all prospect, applicant, and lease information within the property management software including but not limited to leasing traffic, new leases, renewals, demographic information, collection of all funds related to the lease, move-in and move-outs.
  • Responsible for lease administration; finalization of lease agreements within the parameters established by lease goals, conduct file audits, ensuring lease contracts are complete and orderly, and submit to the General Manager for review and signature.
  • Works with the General Manager in the development and management of the Marketing Budget.
  • Continually evaluates the marketing plan and budget based on pre-leasing velocity and resident/staff feedback and makes improvements and adjustments as necessary or when current tactics aren’t effective.
  • Recruits, screens, and interviews prospective Leasing Professionals and Community Assistants.
  • Responsible for establishing work schedules for positions supervised, monitoring work shift compliance, and assure fulfillment of required office hours in compliance with Company policy.
  • Supervises, and monitors work performance and conducts corrective action processes of direct reports.
  • Trains all leasing staff on how to answer inquiries, perform tasks, track efforts, and market on campus and locations that students frequent.
  • Oversees the property web presence in accordance with Company policy through maintenance of social media pages, including but not limited to Facebook, Twitter, and Pinterest.
  • Develops key relationships within the community and maintains a working relationship with area competitors.
  • Responsible for organizing and executing marketing campaigns and promotional events
    • Student Housing communities – applies to both on and off campus.
  • Inspects the property tour route daily to ensure standards on cleanliness and curb appeal are being upheld
  • Conducts property tours and follows up timely with all prospects in a timely manner in accordance with Company policy.
  • Conducts all tasks necessary to close the sale, including making appointments, generating new leads, maintaining the model, and any follow-up necessary.
  • Prepare application packets and maintain an adequate on-hand supply.
  • Assists in the preparation of lease agreements by interested parties and presents completed leases to the General Manager for review and signature.
  • Utilize the Roommate Matching Profile to assign bedrooms to new applicants. Update the unit assignment log daily while maintaining the wait list when applicable.
  • Audits bonus log when submitted against corresponding files prior to remitting the report for payment to ensure the accuracy of the leasing incentive program.
  • Prepares reports weekly as directed by Company policy; occupancy, traffic, market survey, and Rent Grid no less than monthly.
  • Ensures a positive community environment for both residents and fellow staff, and encourages participation in events and activities.
  • Assure safety standards are used which comply with all Company guidelines.
  • Complete time worked and mileage reimbursement records in a timely manner.
  • Complete the Training Guide, online training, and instructor-led courses required for the position.
  • Maintain a professional, courteous manner with all residents, parents, vendors, contractors, and fellow employees.
  • Ensure compliance of all work-related activities in a fair, ethical and consistent manner.
  • Follow established company policies and procedures.
  • Arrive to work as scheduled and prepared.
  • Any other tasks as assigned.

Ability to effectively present information and respond to questions from groups of managers, supervisors, clients and the general public.

Communication, Written: Ability to write reports, professional business correspondence and procedure manuals.

Mathematical Skills: Ability to calculate figures and amounts such as discounts, Interest, commissions, proportions, percentages, area, circumference, and volume. Apply concepts of basic algebra and geometry.

Technical Aptitude: Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.

Skills & Abilities

Education: Associate’s degree (A.A.) or equivalent from a 2-year college or technical school or job-related experience. Must demonstrate literacy in the English language including reading.

Experience: Six months to one year of related experience and/or training

Computer Skills: Working knowledge of; Microsoft Office Suite, Property Management software (i.e. AppFolio).

Certificates & Licenses: Valid State Issued Drivers’ License, Apartment Manager’s License when required by State Law.
